Lumo webstore terms of contract
Renting an apartment directly through the Lumo webstore is always binding. In the webstore, the tenancy agreement is signed by paying a reservation fee or the first month’s rent. If you only pay the reservation fee, the apartment will be reserved for you until you have paid the first month’s rent in full. After that, the tenancy agreement is confirmed. We do not require a separate security deposit.
Tenancy agreements signed via the Lumo webstore are not subject to the provisions on distance selling stipulated by Chapter 6 of the Finnish Consumer Protection Act. Even if a tenancy agreement is signed online, you do not, for example, have the right to cancel the agreement within fourteen (14) days of signing the agreement, as consumers generally do in the context of online purchases (Finnish Consumer Protection Act, Chapter 6).
Viewing the apartment and cancelling the agreement
When you have rented an apartment online, we will contact you on the next business day to make an appointment for viewing the apartment and handing over the keys. We aim to arrange the viewing within three business days of the tenancy agreement being signed.
We offer a satisfaction guarantee for all apartments listed in the Lumo webstore: You have the right to cancel the tenancy agreement at the viewing if the apartment does not correspond to the information provided about it or if it does not suit your needs. If you decline to view the apartment, you will not have this option of cancelling the tenancy agreement.
If you do not wish to rent the apartment after visiting it, the amount you have paid will be refunded to your account within the following working day at the latest, with no additional fees charged.
Confirmation and commencement of the tenancy agreement
At the earliest, your tenancy agreement may start on the first business day after renting the apartment. You can move in on the date you select as the starting date of your tenancy agreement. For apartments that are not yet completed or vacant, you can move in after the indicated date of completion or vacancy. If you are moving from one Lumo home to another, your moving date and notice period are negotiable.
We require payment of the first month’s rent in full before the final binding agreement is established and the tenancy agreement takes effect. If you only pay the reservation fee when you rent the apartment online, the remainder of the rent needs to be paid after the viewing of the apartment. We will not hand over the keys to the apartment before receiving payment of the remaining amount. If the remaining amount is not paid, we also reserve the right to cancel the agreement.
The term of the agreement
The tenancy agreement you sign using the service will be a non-fixed-term agreement. For most of our properties, the earliest possible start date of the notice period is five (5) months after the start of the tenancy agreement. For our newly constructed properties, the earliest possible start date of the notice period is after eleven (11) months. The notice period is one (1) month. This means that the tenancy agreement will be valid for at least six (6) or twelve (12) months. If you want to terminate your tenancy agreement earlier than that, we will charge a contractual penalty equivalent to one (1) month’s rent at the end of your agreement. A tenancy agreement can also be signed by two people.
Identity verification and checking customer information
Identity verification in the Lumo webstore is based on your online banking credentials. We also require your current address, e-mail address and mobile phone number. Payment service provider
Paytrail Oyj (2122839-7), acts as the provider of the payment transfer service and as the Payment Service Provider in cooperation with Finnish banks and credit institutions. Paytrail Oyj will be shown as the recipient in the invoice and Paytrail Oyj will forward the payment to the merchant. Paytrail Oyj is an authorised Payment Institution. In the case of a complaint, we ask you to primarily contact the supplier of the product.

Online banks and credit institutions
Paytrail Oyj (2122839-7) provides online banking payment transfer services in cooperation with Finnish banks and credit institutions. For the consumer, the service works exactly the same way as traditional online payments.
