Updates and instructions for residents of Leonkatu 21

A fire broke out on Saturday, 23 May 2026, in a building owned by Lumo Homes on Leonkatu in Kalasatama, Helsinki. The building contains a total of 63 apartments and one commercial unit. The fire caused significant damage to the property, and it is currently not possible to live in the building.

We have gathered the most important up-to-date instructions on this page. We will update the page as we receive new information. There may not always be anything new to share at every stage, but we aim to keep residents informed about the matters most relevant to them. Emptying the apartments and returning keys

The apartments and storage units at Leonkatu 21 had to be emptied by 28 June, and the apartment keys had to be returned by 3 July 2026.

End of tenancy agreements and rent refunds

Tenancy agreements and the related payment obligations ended on 23 May 2026 due to the fire.

We ended the tenancy agreements in our system on 30 June 2026, after which the My Lumo service also stopped functioning as a resident communication channel. However, previous notices remain available to read in the service.

Instructions related to rent refunds were provided in the resident notices sent in June.

Willingness to return to Leonkatu 21 after the repair works are completed

We asked residents through a link sent with the resident notice on 16 June, whether they would be interested in returning to Leonkatu 21 once the repair work has been completed. The survey closed on 2 August.

Going forward, we will primarily share updates on the progress of the rebuilding work and matters related to moving back with those who have expressed their interest in continuing to live at Leonkatu 21. Communication will take place by email, and recipients can unsubscribe from these messages at any time by following the instructions provided in the emails.

Duration of the repair works

The exact timetable for the repair works will be confirmed later. According to the current estimate, the repair works will take slightly less than 12 months.

Demolition and drying works are still ongoing, and the rebuilding phase has not yet started. The property is currently in the post-damage repair stage.

We will provide separate updates on the progress of the work and on any changes to the timetable.

Insurance matters

For insurance matters, we ask you to contact your own home insurance company first, as it is the primary party in compensation matters.

An accident report, meaning information about the rescue services’ actions at the scene of the incident, can be ordered by email from onnettomuusselosteet@hel.fi.
