Updates and instructions for residents of Leonkatu 21
A fire broke out on Saturday, 23 May 2026, in a building owned by Lumo Homes on Leonkatu in Kalasatama, Helsinki. The building contains a total of 63 apartments and one commercial unit. The fire caused significant damage to the property, and it is currently not possible to live in the building.
We have gathered the most important up-to-date instructions on this page. We will update the page as we receive new information. There may not always be anything new to share at every stage, but we aim to keep residents informed about the matters most relevant to them. The date shown below indicates when the content was last updated.
Content last updated: 16.6.2026 at 15.11.
Emptying the apartments and returning keys
The apartments and storage units at Leonkatu 21 must be cleared by 28 June, and the apartment keys must be returned no later than 3 July 2026. Any exceptional arrangements have been agreed separately.
Our key partner SOL’s key management point is located at Asemapäällikönkatu 12b, 00520 Helsinki.
Moving assistance
We have arranged moving assistance for residents of Leonkatu 21 for two weekends in June. This support is offered equally to all residents. It is a shared arrangement to support moving, not an individual moving service.
Please note that, as a resident, you are responsible for packing your belongings yourself. The moving assistance is additional support and does not replace any arrangements agreed with your own insurance company.
End of tenancy agreements and rent refunds
Tenancy agreements and the related payment obligations ended on 23 May 2026 due to the fire.
We will close the tenancy agreements in our system on 30 June 2026, after which My Lumo will no longer operate as a resident communication channel. However, previous notices will remain available to read in the service.
Instructions related to rent refunds were provided in the resident notices sent in June.
If needed, you can get more information through our customer service via My Lumo or by phone, Monday to Friday from 10.00 to 15.00, on 020 508 5000 (local/mobile network charge).
Willingness to return to Leonkatu 21 after the repair works are completed
We have sent, together with the resident notice, a link to a survey in which we are asking about residents’ willingness to return to Leonkatu 21 once the repair works have been completed.
In future, we will communicate about the progress of the rebuilding work and matters related to returning to the building primarily to those who have indicated that they would like to continue living there.
Communication will take place by email after My Lumo ceases to operate as a resident communication channel on 30 June 2026. You may unsubscribe from these messages at any time by following the instructions provided in the messages.
Duration of the repair works
The exact timetable for the repair works will be confirmed later. According to the current estimate, the repair works will take slightly less than 12 months.
Demolition and drying works are still ongoing, and the rebuilding phase has not yet started. The property is currently in the post-damage repair stage.
We will provide separate updates on the progress of the work and on any changes to the timetable.
Insurance matters
For insurance matters, we ask you to contact your own home insurance company first, as it is the primary party in compensation matters.
An accident report, meaning information about the rescue services’ actions at the scene of the incident, can be ordered by email from onnettomuusselosteet@hel.fi.
We will provide further instructions later regarding any other official documents that may be required.
