Shared facilities

This page explains the rules and everyday practices for the building’s shared facilities. These guidelines help keep the spaces clean, safe and pleasant for everyone. When we all follow the same rules, everyday life runs smoothly and living in the building is more comfortable for all residents.

Doors, staircases and basement corridors

Please always make sure that the main exterior door closes properly behind you. For example, rubbish or snow caught in the doorway can prevent the door from closing, and open doors can attract uninvited visitors. Placing sticks or other objects between the door and the frame can damage the doors, frames and hinges.

If you notice any faults or damage in doors or other shared areas, please contact the maintenance company. You can find the contact details on the noticeboard in the stairwell or in the My Lumo service.

Fire doors in basement areas must always be kept closed. Fire safety regulations also prohibit storing prams or other items in stairwells, basement corridors and carports. If items that do not belong there are found in stairwells or basement corridors, the property owner has the right to remove them without prior notice.

For everyone’s safety, storing mopeds, other motor vehicles, flammable liquids, gases or explosive materials is prohibited in all areas of the building.

Elevator

Please follow the elevator’s operating instructions and report any faults you notice to the elevator’s maintenance company. The phone number is usually shown inside the elevator or on the noticeboard.

If you get stuck in the elevator, press the alarm button to get attention. In newer elevators, this connects you directly to the elevator maintenance service. Help will arrive as soon as possible. The elevator has ventilation openings, so there is no risk of running out of air.

An empty elevator is usually repaired during normal working hours.

When transporting items, be careful not to get stuck and make sure that clothing or other items do not get caught in elevator’s moving parts.

Do not use the elevator during a fire or other emergencies.

It is good to teach children how to use the elevator properly and remind them that the elevator is not a place to play.

Club room

The club room is for all residents to use. The user of the room is always responsible for cleaning and tidying it after use.

You can check the location of the club room on the building map in My Lumo under House & facilities.

Depending on the property, the club room can be booked via the Lumo team. Contact details can be found on the noticeboard or in My Lumo under House & facilities page. If this information is not available, you can ask the property manager about reserving the club room via My Lumo.

Sauna

You can usually reserve a sauna time slot directly in the My Lumo service. In some buildings, reserving sauna time slots are made through our customer service. You will find the correct reservation method in the Reservation section of My Lumo.

When using shared sauna facilities, please consider others by keeping the areas clean.

Some residents are sensitive to strong smells, so please avoid using strongly scented products in the sauna. For hygiene and allergy reasons, pets should stay at home. Candles and smoking are not allowed in sauna areas.

During your sauna time

  • Wash yourself before entering the sauna.
  • Use a seat cover when sitting on the benches.
  • Use warm water for sauna stove. This protects the stove stones and extends their lifespan.
  • Avoid unnecessary splashing of water on the benches to prevent damage and mould.
  • Do not adjust the sauna heater thermostat – this is handled by property maintenance.

After your sauna time

  • Clean up after yourself and put rubbish in the bin. Make sure no smelly waste is left behind, such as sanitary products, nappies or food waste.
  • Rinse the washing area and basins, dry the floor with a floor squeegee, and close all taps.
  • Check that no flammable items are left on or near the heater.
  • Leave the sauna promptly at the end of your time so the next user can enjoy their sauna time.
  • Turn off the lights and close doors and windows when leaving.

Laundry room and drying room

In most buildings, using the laundry room is free of charge. In some properties, the laundry room can be booked via My Lumo, while in others there is a booking list in the laundry room.

Please read and follow the laundry room instructions carefully. For example, washing or drying rugs are usually not allowed in standard laundry machines. Rugs must not be dried in the laundry or drying rooms.

Please collect your laundry on time so the next user can use their booking. Remember to clean up after yourself.

If you notice any faults with the laundry or drying room equipment, please inform the maintenance company. Contact details are available on the stairwell notice board or in My Lumo.

Using the building’s laundry facilities reduces moisture in your apartment. Using the shared washing machines, dryers and mangles can also lower your electricity bill. Drying rooms often have efficient fans that dry spin‑dried laundry in just a few hours.

Storage

Apartment buildings usually have storage units, and each apartment has its own storage unit. It is not recommended to store valuables or alcohol in storage lockers, as these may attract burglars.

Home insurance usually covers normal household items stored in the storage unit in case of theft or vandalism. Please check the coverage and excess with your insurance company.

Storage units are intended only for normal household items. Storing any flammable liquids or explosive materials is prohibited. For fire safety reasons, only one set of car tyres (4 tyres) may be stored in the storage unit.

If the storage units are used for items that do not belong there, the owner of the property has the right to remove them without separate notification.

Store items so that they do not block radiators or ventilation vents.

Please remember that you are responsible for your storage unit and its contents, even if you do not use the unit yourself.

Outdoor equipment storage

Outdoor equipment storage rooms keep pushchairs, bicycles and other outdoor items dry and in good condition. The rooms are locked, but bicycles should always be secured with a lock.

For winter storage of motor vehicles such as mopeds or quad bikes, please contact your property manager for instructions. Storing them in shared storage areas is not allowed.

Only outdoor equipment, such as bicycles and pushchairs, may be stored in these areas. If other items are found, the property owner has the right to remove them without prior notice.

If the storage units are used for items that do not belong there, the owner of the property has the right to remove them without separate notification.

Air-raid shelter

Air-raid shelters are normally used as storage spaces. If needed, they will be emptied in accordance with official instructions.
