Renewing tenancy agreements

Lumo has purchased the entire housing portfolio from Varma, totalling 4,761 homes across 60 properties. From 1 April 2026, all residents in these properties became Lumo customers.

Along with the change of ownership, all housing services, such as property management, customer service, rent supervision, and leasing apartments, have also been transferred to Lumo Homes. We warmly welcome you as our resident.

With the change of ownership, tenancy agreements and their terms will be renewed

Due to the change of ownership, your tenancy agreement and its terms will be renewed so that we can serve all customers with similar agreement conditions.

My rent is different in the new agreement

There may be rent changes in some properties. Please check your advance email to see the details of any rent changes.

If your agreement includes a consumption-based water fee

We are standardising water fees according to Lumo practices. Possible changes:

If water was previously included in your rent, we will reduce your rent based on the number of rooms when the new agreement starts and water is charged based on usage. Prices have been calculated to be as fair and consistent as possible for all customers.

  • Changes in rent: 1 room -20€ // 2 rooms -40€ // 3 rooms -60€ // 4 rooms -80€ // 5+ rooms: -100€

If your previous water fee was based on the number of rooms, your rent will stay the same, and water will be charged based on usage in the new agreement.

New agreements will come into effect from 1 January 2027, and the first possible rent review will be no earlier than 1 January 2028.

If your agreement includes changes to electricity charges

Changes related to electricity apply only to apartments at Vilhonkatu 15, Turku and some apartments at Lönnrotinkatu 12, Helsinki.

If electricity was previously billed separately, it will now be included in the monthly rent.

If the apartment has a private sauna, a sauna fee will be added.

  • Change in the rent: 1 room +10 € // 2 rooms +15 € // 3 rooms +20 € // 4 rooms: +25€   

If the apartment has a sauna, an additional +10 €/month will be added.

How do I sign the agreement?

Residents will receive a cover letter via email, along with a separate message containing the signing link for the new agreement. If you do not have access to electronic services, the new agreement can be sent to you as a registered letter for signing.

How do I know if my contact details are up to date?

Log in to the My Lumo online service at lumo.fi/mylumo-en. The first login uses strong authentication.

Click “My profile” at the top right and update your contact information and communication preferences to ensure you stay informed about matters relating to your building.

In My Lumo, you can see important contact details for your building, notices, and you can reach customer service, property management, or the maintenance company. You can also manage your agreement, pay your rent, and book facilities such as a parking space or laundry slot.

What does “Draft” mean in the new agreement?

In the signing service, you can review the draft agreement before signing. After signing, you will receive the official agreement by email.

How long can I consider signing the agreement?

The electronic signing link sent to customers is valid for three (3) days, as the same signing system is used as for new tenancy agreements. If you need more time or have any questions, you can contact us via the My Lumo service’s chat or via email at pks-myynti@lumo.fi.

In the signing service, you can review the draft before signing. After signing, you will receive the official agreement by email.

If you have received the advance email but have not received a separate link to sign the agreement within a few days, or if the advance message/signing link was sent to only one of the residents, you can sign the agreement at: https://sopimus.lumo.fi/

You can log in to the service using your online banking details.

It is also recommended that both residents check that their personal details are up to date in the My Lumo service.

Is there a minimum period of living in the new agreement?

There is no minimum period of living in the new agreement, as by the time the agreement comes into effect, the original minimum period of living has already been completed.

The agreement includes a standard one full calendar month notice period. For example, if you give notice on 4 July, the agreement will end on 31 August.

Why does my rent differ from other vacant apartments in the building?

The difference mainly arises because vacant apartments already have Lumo terms in place, such as:

  • Separate water fee
  • Electricity is not included in the rent
  • Annual rent review; the next one is in 2027

Otherwise, rents are always set according to the market situation.

If I have signed a new agreement starting from 1 January 2027, can I terminate the agreement before it takes effect?

You may terminate the agreement before the new one takes effect. In this case, the terms and conditions valid at the time of termination will apply.

I am considering changing apartments. How should I proceed?

If you are planning to change apartment soon, you can submit a request regarding a home change either in the My Lumo service or leave a contact request at lumo.fi. You can also make an agreement for a new home directly online. The current agreement will only be terminated after the new home has been presented. You can browse available Lumo homes at lumo.fi/en/rental-apartments.

If you are considering changing later, we recommend signing the new agreement sent to you now, so you avoid terminating your current agreement. Signing the new agreement does not prevent you from changing apartment.

Can the deposit be returned during the agreement renewal?

According to our operating model, the deposit remains part of the tenancy agreement. The possibility of not requiring a deposit depends on knowledge of the resident’s history or reviewing their credit and payment ability, neither of which is possible during a change of ownership.

Which terms and conditions will change?

New agreements will follow Lumo’s tenancy agreement terms. It is not possible to get terms different from those outlined by Lumo during renewal.

How do I return an agreement sent by registered letter?

A registered letter will include a cover letter and a prepaid return envelope.
