Moving into your first home as your studies begin?

Finding an apartment during a peak season can be challenging. That is why it is particularly important to start the apartment search and related preparations in good time.

Summer is the peak season for moving, as young people receive confirmation of their study placements and many begin the search for their very first home. Laura Koiranen, Sales Director at Lumo Homes, shares practical tips for those looking for an apartment:

  1. Start looking for an apartment in time

It is a good idea to start looking for an apartment well in advance, even before the study places have been confirmed. This gives you time to familiarise yourself with what's on offer in the area in advance, and it is easy to secure your rental apartment as soon as you have a confirmed study place.
  2. Define the criteria for your desired apartment as precisely as possible

Think about the type of apartment you want: size, location, rent and facilities, such as a balcony and sauna. Does the apartment allow pets?
  3. Compare and learn more

Learn about the available rental apartments online. In addition to the size, location and photos, it is worth looking into what is included in the rent and what is added to the rent, such as water fees, electricity and internet connection. Create a search alert and also go to apartment viewings.
  4. Check the agreement terms

Find out the terms of the lease agreement and liability issues before signing the agreement to avoid surprises. The lease agreement may also include terms and conditions for security deposits and taking out home insurance.
  5. Do not hesitate to ask anything that comes to mind

Renting an apartment, especially during the peak season, is always a matter of compromise to some extent. In advance, think about which criteria you are willing to compromise on and which criteria are non-negotiable.
  6. Be prepared to make a quick rental decision

In the busy rental housing market, speed is key. When you have considered the criteria for your desired apartment in advance and familiarised yourself with the market, you can make a quick decision that you will be satisfied with.
  7. Consider sharing an apartment as a cost-effective option

As the student housing allowance will shrink, sharing an apartment is not only trending and becoming more common, but also a nice form of living with friends.
