Smoking
Our new leases prohibit smoking in the apartment, as well as on the balcony or in the courtyard from 1 June 2024. The property is not necessarily smoke-free for all apartments, as they may have old contracts that do not yet have a no-smoking policy. In such cases, it is the responsibility of the residents to ensure that the space is adequately ventilated and that smoking does not disturb other residents.
All our new residential properties from 2017 onwards are completely smoke-free.
Barbecuing
You may barbecue on the balcony or in the yard only with an electric grill, as long as it does not cause any inconvenience or disturbance to other residents.
Balcony and yard cleanliness
The balcony and yard must be kept clean and in such condition that they do not cause harm, danger or disturbance to other residents or to the property. It is the residents’ responsibility to make sure rubbish, unnecessary items, or other waste do not accumulate, as this could attract pests like rats or birds.
Balconies and yards must be used as intended. Storing items, altering structures, or any use that damages the environment is not allowed. For the yard, the resident is responsible for mowing the lawn, preventing moss, and keeping the area tidy.
Ventilation
Always close windows and balcony doors when you leave the apartment. This also stops rain and dampness from getting into the building, reducing the risk of damage. You can ventilate the apartment by opening windows for a short time. However, keeping windows or balcony doors open for a long period is not recommended, especially in cold weather, as it increases energy use and can cause draughts.
If your apartment does not have separate air vents, replacement air flows through gaps left in the seals of ventilation windows. Do not block these gaps, as they are needed for proper air circulation.
Locks and hinges
You can keep locks and hinges working smoothly by oiling them regularly, for example a few times a year. Light maintenance is part of careful apartment upkeep and helps prevent wear and tear.
Hinges on cupboard doors and drawer runners are designed for normal use. Do not put extra weight on them. For example, kitchen cabinet door racks are only meant for storing light items.
