Lumo Homes purchases Varma’s entire housing portfolio
The pension insurance company Varma has agreed to sell all of its residential properties to Lumo Kodit Oy. On this page, residents living in the properties included in the transaction can find answers to their most important questions.
Kojamo (Lumo) is Finland’s largest private landlord and real estate investor. We own more than 38,000 rental homes in Finland’s major growth centres. Our goal is to offer our customers high‑quality rental housing. We are excited about the properties and customers transferring to us.
1. What should I do if I need to contact the property manager?
A new property manager responsible for your building will be appointed later, and their contact details—as well as information about activating the My Lumo digital service for residents—will be communicated to you in due course.

2. Does the resident need to do anything now?
No, you don’t need to do anything. Your housing, agreements, and services will remain unchanged until the transaction is completed. Once the sale has been officially finalized, we will provide all our new customers with more detailed information regarding the transfer of ownership and the management of their customer relationship.
3. To which account should I pay my next rent?
Your rent payment details will remain the same for the time being. We will provide each customer with new rent payment information separately during late spring. Until then, rent should be paid using the existing details.
4. Which properties are included in the transaction?
The portfolio includes Varma’s entire housing stock, consisting of 60 properties and 4,761 apartments.
5. When were the properties transferred to Lumo Homes?
The transaction was agreed on 10th of February 2026. However, the sale still requires approval from the competition authorities, so the final transfer of ownership will take place later. All parties and residents will be informed of the confirmed date as soon as it has been finalized.
6. When will the rental of the apartments begin through Lumo Homes?
Rental operations will transfer to Lumo Homes no later than after the completion of the transaction. We will provide updates about the new properties on our website Lumo.fi. If you are interested in the apartments included in the sale, you can already log in to the Lumo.fi website, save a suitable search, and subscribe to email notifications. This way, you will be among the first to hear when the properties become available for rent.
7. When will the My Lumo service be available in the properties?
My Lumo will be available in all properties as soon as the building has transferred to the ownership of Lumo Kodit Oy and the system information has been updated. We encourage you to wait until the My Lumo service is operational, if possible, as it will make handling matters smoother.
