Terminating a tenancy agreement

The easiest way to terminate a tenancy agreement is to use the online services for residents at lumo.fi/mylumo-en. You can also terminate a tenancy agreement by submitting a completed notice of termination form to your Lumo home centre. The notice period begins and is binding when the written notice of termination has been submitted either in the online service for residents or physically to Lumo home centre. You will always receive a letter of confirmation regarding the termination. The letter will be sent by mail to your home address as well as by e-mail if you have provided us with your e-mail address. If you have not received the letter, please contact customer service.

The period of notice of a tenancy agreement is at least one entire calendar month, but you can terminate the agreement as soon as you have decided to move – you do not have to wait until the end of the month. If you terminate the agreement for example on the 5th of the month, it will end on the last day of the following month.

Please remember that changing from one Lumo home to another is made easy for you. You do not have to pay two rents at the same time and, if you have lived with us for over three years, we will even provide you with removal boxes to use free of charge. The date to vacate the apartment is the end date of the tenancy agreement, which is usually the last day of the month. You can contact our customer service in case you are unsure about anything related to moving.

Starting from June 2018, non-fixed-term agreements usually include a provision concerning the earliest possible starting date of the notice period, which means that you commit to staying in the apartment for at least six months. When you sign a lease for a newly constructed property, you always commit to a minimum term of twelve (12) months. You can check the earliest possible starting date of the notice period from your tenancy agreement.

If you want to terminate your tenancy agreement earlier than that, we will charge a contractual penalty equivalent to one month’s rent at the end of your agreement. The term of notice is one month once the condition of tenancy duration is fulfilled.

Your agreement takes effect on 1 June 2020, so you can start the notice period on 1 October 2020 at the earliest, which means the agreement would end on 30 November 2020.

When the lessor terminates the tenancy agreement, the notice period is three calendar months during the first year of tenancy and six calendar months thereafter. However, we do not terminate tenancy agreements unless the resident fails to fulfil their obligations; for example, by not paying rent or by causing a disturbance to the building’s other residents.

The ending date of a fixed-term tenancy agreement is specified in the agreement. Neither party can terminate a fixed-term tenancy agreement before the end of the term.
